Safe, effective moss removal and roof cleaning using gentle soft wash techniques. Protect your roof and restore its appearance.
Irish weather is perfect for moss. Damp conditions, mild temperatures, and plenty of rain create ideal growing conditions on roof tiles. Left unchecked, moss spreads quickly, holds moisture against the tiles, and can cause long-term damage. It also looks terrible and makes your whole property appear neglected.
We've cleaned hundreds of roofs across Dublin using soft wash techniques that remove moss without damaging tiles. High-pressure washing is too aggressive for most roofs—it can crack tiles, strip protective coatings, and force water under the tiles where it doesn't belong. We often combine roof cleaning with gutter maintenance and fascia cleaning for complete roofline care.
Soft washing uses low pressure and specialised cleaning solutions to kill moss at the root and wash it away safely.
Soft washing isn't just gentler—it's more effective. The cleaning solution penetrates moss and algae, killing the organisms rather than just blasting them off the surface. This means the roof stays cleaner for longer because the growth doesn't come back as quickly. High-pressure washing removes visible moss but often leaves roots behind that regrow within months.
The process is straightforward. We apply a biodegradable cleaning solution that breaks down moss, algae, and lichen. After letting it work for 15–20 minutes, we rinse everything away using low-pressure water. The tiles come clean without any risk of damage. It's safe for all roof types—concrete tiles, clay tiles, slate, and even coated metal roofing.
Moss holds moisture against roof tiles, which accelerates weathering and can cause tiles to crack during frost. It also lifts tiles slightly, allowing wind-driven rain to get underneath. Over time, this leads to leaks, damaged felt, and rotten timber in the roof structure. Regular cleaning prevents these problems and extends your roof's lifespan significantly.

All roof work is carried out using proper safety equipment including harnesses, roof ladders, and edge protection. We're fully insured for working at height, and we never take shortcuts when it comes to safety. If your roof is too steep or dangerous to access safely, we'll tell you upfront rather than risk it.
Results vary depending on your roof's exposure and surrounding environment. North-facing roofs in shaded areas will see moss return faster than south-facing roofs in full sun. Trees overhanging the roof also speed up regrowth. On average, you can expect 2–4 years before moss becomes noticeable again.
Some customers opt for annual maintenance cleans to keep moss from establishing. Others wait until it's visibly bad before calling us back. Either approach works—it's really about how much you care about appearance versus how much you want to spend on maintenance. Regular gutter cleaning also helps prevent debris from washing down and staining the roof.
Once your roof is clean, you might consider having it coated. Roof coatings seal the tiles, make them water-resistant, and slow down moss regrowth. They also restore colour and give the roof a uniform appearance. We don't apply coatings ourselves, but we can recommend specialists who do.
Be aware that roof coatings are controversial. Some roofers swear by them; others say they cause more problems than they solve. The truth is somewhere in the middle. Good-quality coatings applied properly can work well. Cheap coatings or poor application can trap moisture and cause issues. Do your research before committing. Many customers prefer to combine roof cleaning with other services like driveway cleaning and window cleaning for complete property maintenance.
